Fascia, Soffit and Gutter Work Covered

Protected structures
On a protected structure, replacing cast iron gutters or timber fascia with uPVC can affect its character and may need permission from your local council.

Bats
All Irish bat species are protected. If bats roost in your roof space, works that disturb them need a derogation licence from the National Parks and Wildlife Service.

Asbestos
The Health and Safety Authority requires asbestos to be identified before maintenance or renovation starts on buildings from before 2005. Many older Irish roofs used asbestos cement slates.

Safety
Under the Construction Regulations 2013, homeowners who hire a roofer are clients. For a single-contractor job, the main duty is to check the roofer is competent and has a plan for working at height.

There is no general grant for roofing work in Ireland, but these schemes can cover it in the right circumstances.
Housing Aid for Older People Grant
Up to €10,700 for essential repairs for homeowners aged 66 and over, administered by your local council. Roof repairs are usually covered. Approval is needed before work starts.
Vacant Property Refurbishment Grant
Up to €50,000 to bring a vacant home back into use, or up to €70,000 if the property is derelict. Roof, chimney and gutter works are covered. Apply to your local council before work starts.

Should fascia and soffits be replaced at the same time as gutters?
Usually, yes. Gutters are fixed to the fascia, so replacing them together avoids taking the new gutters down again later. It is also the best time to add soffit ventilation.
What are seamless gutters?
Seamless gutters are aluminium gutters formed on site to the exact length of each run. With no joints along the run, there are fewer places for leaks to start.
Why are my gutters overflowing?
The most common causes are blockages from moss and leaves, gutters that have sagged out of line, and gutters too small for the roof area. A roofer checks the falls, outlets and downpipes.
Can I replace cast iron gutters with uPVC?
On most homes, yes. On protected structures and in Architectural Conservation Areas, like-for-like cast iron is often expected. Check with your local council first.
