Fascia, Soffits and Gutters on an Irish home

Fascia, Soffit and Gutter Work Covered

Fascia boards carry the gutters along the eaves, soffits close off the underside of the roof overhang, and gutters and downpipes carry rainwater away from the walls. Roofers replace rotten timber with uPVC or aluminium and fit gutters sized for Irish rainfall.

Fascia replacement

Rotten or painted timber fascia is replaced with low-maintenance uPVC or aluminium boards.

Soffits and ventilation

Vented soffits let air into the roof space at the eaves, which helps prevent condensation in the attic.

Seamless gutters

Aluminium gutters formed on site in one length, with no joints along the run to leak.

uPVC gutters and downpipes

Replacement of leaking, sagging or undersized gutters and downpipes.

Cast iron

Repair or like-for-like replacement of cast iron gutters on period homes and protected structures.

Bargeboards and verges

Gable-end bargeboards and dry verge systems that seal the edge of the roof.

What to look for

Signs Your Gutters Need Replacing

01

Overflowing gutters

Water spilling over the gutter edge during rain instead of running to the downpipe.

02

Rotten timber

Flaking paint, soft wood or gaps along the fascia and soffit boards.

03

Staining on walls

Green or dark streaks on walls below gutters and joints.

04

Sagging runs

Gutters pulling away from the fascia or dipping between brackets.

Options

Materials and Options

uPVC

The most common choice on Irish homes. Low maintenance, available in white, black and woodgrain finishes.

Aluminium

Strong and long-lasting, and the material used for seamless gutters formed on site.

Cast iron

Traditional on period homes. Often required on protected structures and in Architectural Conservation Areas.

Rules and Standards to Know

01

Protected structures

On a protected structure, replacing cast iron gutters or timber fascia with uPVC can affect its character and may need permission from your local council.

02

Bats

All Irish bat species are protected. If bats roost in your roof space, works that disturb them need a derogation licence from the National Parks and Wildlife Service.

03

Asbestos

The Health and Safety Authority requires asbestos to be identified before maintenance or renovation starts on buildings from before 2005. Many older Irish roofs used asbestos cement slates.

04

Safety

Under the Construction Regulations 2013, homeowners who hire a roofer are clients. For a single-contractor job, the main duty is to check the roofer is competent and has a plan for working at height.

Schemes

Grants That Can Help

There is no general grant for roofing work in Ireland, but these schemes can cover it in the right circumstances.

Housing Aid for Older People Grant

Up to €10,700 for essential repairs for homeowners aged 66 and over, administered by your local council. Roof repairs are usually covered. Approval is needed before work starts.

Vacant Property Refurbishment Grant

Up to €50,000 to bring a vacant home back into use, or up to €70,000 if the property is derelict. Roof, chimney and gutter works are covered. Apply to your local council before work starts.

Fascia, Soffits and Gutters: Questions, Answered

Should fascia and soffits be replaced at the same time as gutters?

Usually, yes. Gutters are fixed to the fascia, so replacing them together avoids taking the new gutters down again later. It is also the best time to add soffit ventilation.

What are seamless gutters?

Seamless gutters are aluminium gutters formed on site to the exact length of each run. With no joints along the run, there are fewer places for leaks to start.

Why are my gutters overflowing?

The most common causes are blockages from moss and leaves, gutters that have sagged out of line, and gutters too small for the roof area. A roofer checks the falls, outlets and downpipes.

Can I replace cast iron gutters with uPVC?

On most homes, yes. On protected structures and in Architectural Conservation Areas, like-for-like cast iron is often expected. Check with your local council first.
