Grants That Can Cover Roofing Work
Local councils administer the Housing Aid for Older People Grant and the Vacant Property Refurbishment Grant. The Sustainable Energy Authority of Ireland (SEAI) funds insulation. All of them need approval before work starts.
Housing Aid for Older People Grant
Essential repairs that let an older person stay in their home, including roof repairs in most council areas.
- Up to €10,700, covering up to 100% of approved works
- Homeowners aged 66 and over, or under 66 in cases of hardship
- Maximum grant for gross household income up to €37,500
- Contractor quote and tax reference number required

Vacant Property Refurbishment Grant
Bringing a vacant or derelict home back into use, with roof, chimney, gutter and downpipe works covered.
- Up to €50,000, or up to €70,000 if derelict
- Up to €60,000 or €84,000 on qualifying offshore islands
- Vacant for at least 2 years, built up to and including 2007
- Becomes your home or a rental property
- Run by your local council, funded by the Croí Cónaithe (Towns) Fund
SEAI Attic Insulation Grant
Fixed grants for insulating the attic, often done at the same time as roof work.
- €2,000 detached, €1,500 semi-d or end of terrace
- €1,400 mid-terrace, €1,100 apartment
- Up to €2,500 for eligible first-time buyers and qualifying welfare recipients
- Home built and occupied before 2011, with an MPRN
- SEAI registered contractor and post-works BER required
Warmer Homes Scheme
Free energy upgrades from SEAI for homeowners on certain social welfare payments.

What Roofing Grants Do Not Cover

General repairs
There is no grant for routine roof repairs on an occupied home unless the owner qualifies for the Housing Aid for Older People Grant.

Every scheme needs approval before work starts. Grants are not paid for work done before approval.

Roof coverings under SEAI
SEAI grants cover insulation only, not new slates, tiles or flat roof membranes.

Unregistered contractors
SEAI grants need an SEAI registered contractor, and council grants ask for the contractor’s tax reference number.

Is there a grant for roof repairs in Ireland?
There is no general grant for roof repairs. Homeowners aged 66 and over may qualify for the Housing Aid for Older People Grant through their local council, and vacant homes may qualify for the Vacant Property Refurbishment Grant.
Can I start roof work before my grant is approved?
No. The Housing Aid for Older People Grant, the Vacant Property Refurbishment Grant and SEAI grants all need approval before work starts. Work started before approval is not paid.
Who administers the Housing Aid for Older People Grant?
Your local council administers it. The works covered vary between councils, and the council asks for a contractor’s quote and tax reference number as part of the application.
Does the SEAI grant cover a new roof?
No. SEAI grants cover insulation, not the roof covering itself. If you are replacing your roof, attic or rafter insulation can be added at the same time, and the attic insulation grant can apply on homes built and occupied before 2011.
Can I combine roofing grants?
The Vacant Property Refurbishment Grant does not cover energy upgrades that SEAI already funds, but both can be used on different parts of the same renovation. Check the conditions of each scheme with your local council and SEAI before applying.
